Abstract: The paper studies the impact of urbanization level on housing prices based on regional differences. Using the data from 2014 to 2017 in 70 large and medium-sized cities, using panel regression method to empirically analyze housing prices, the results show that urbanization level and total real estate investment have a significant impact on housing prices, but the regional differences are large. The impact of the consumer price index on housing prices is not significant. The urbanization level and housing price in the eastern region are expected to positively affect the housing price level, while the impact of total real estate investment is not significant; however, the urbanization level in the central region has no significant impact on housing prices, while the urbanization level in the western region has a significant but negative impact on housing prices. The total real estate investment and housing prices in the central and western regions have a significant impact on housing prices; the Northeast region#br# has no significant impact other than housing price expectations. Finally, considering the level of urbanization and regional differences, policy measures to stabilize housing prices are proposed.#br#
