随着老人长寿时代的到来，适应老人高品质养老需求的养老社区正在实践探索中，促进这种社区的可持续发展是值得研究的现实问题。通过文献研究法和案例研究法，运用组织生态理论，发现H养老社区作为高品质养老社区的实践者，在投资运营模式上采用跨业整合的投资建设与因人分区的精准服务；其服务体系包括生活照料、医疗护理、精神抚慰、文化娱乐构成的高规格服务功能体系，适老化服务设施、人文化社区环境构筑的高配置服务环境体系，专业化护工、完善化物业和智慧化技术构建的高效率服务支持体系，形成了高品质养老社区投资建设和服务运营的标杆效应；针对政策变动、投资回收期长、需求不足的挑战，提出了应对思路。

With the advent of the longevity era for the elderly, elderly care communities that meet the needs for high-quality care are being explored in practice. Promoting the sustainable development of such communities is a practical issue. Through literature research and case study, using organizational ecology theory, it is found that H retirement community, as a practitioner of high-quality elderly care community, adopts cross-industry integrated investment construction and precise services based on individual needs in its investment operation mode. Its service system includes a high-standard service function system consisting of life care, medical care, spiritual comfort, culture and entertainment; a high-configuration service environment system built by elderly service facilities and a cultural community environment; a high-efficiency service support system built by professional nursing staff, improved property management and intelligent technology. They have brought the benchmark effect for high-quality old-age community investment construction and service operation. In view of the challenges of policy change, long payback period and insufficient demand, this paper puts forward some countermeasures.
